The best staging results usually start with a good brief. When a stager knows what you know about the buyer, the property, and the timeline, the first proposal is closer to right and you skip a round of revisions.
Lead With the Buyer
Style is the least useful thing to tell a stager. The most useful is who you expect to buy: a first-time buyer, a growing family, a downsizer, an investor. Different buyers respond to different cues, and a stager can design around that if they know who the audience is.
What to Include
- Address and property type: condo, townhouse, detached, and how many bedrooms
- List price or range: it tells the stager what quality level buyers will expect
- Target list date and photo date: the photo date is usually the real deadline
- Occupancy: vacant, occupied, or the seller moving out partway through
- Rooms that matter most: if the budget is limited, where should staging go first?
- Seller constraints: pieces that must stay, rooms they won’t touch, pets, or a tight move-out date
- Building rules: for condos, anything you already know about elevator or access restrictions
- Comparable listings: what the competition looks like in that price band
- Budget range, if there is one: it saves time on both sides
Share the Constraints Early
The details agents leave out are usually the constraints, and they cause the most trouble later. A last-minute “the seller is keeping the sectional” can undo a proposal. A short note upfront costs you thirty seconds and saves everyone a day.
Be Open About What You Don’t Know
If you aren’t sure who the buyer is, say so. A good stager can help you work it out, and that conversation is often one of the most valuable parts of the process.
Agree on the Timeline in Writing
Confirm when the design proposal will arrive, when you need to approve it, when the install happens, and when pickup is planned. Listing dates shift. A shared timeline makes shifts easier to manage.
The Takeaway
A good stager can do a lot with a little information. A great brief means they can do it right the first time.
