Renting With Lux

Who can rent from Lux Furniture Rentals?

Lux Furniture Rentals primarily serves professional home stagers and real estate agents preparing properties for sale. We also work with designers, builders, and homeowners who require high-quality furniture for residential staging projects, model homes and suites, and presentation centres.

Lux also provides furniture rentals for film and television productions, as well as select business events such as fireside chats, panel talks, and stage presentations at hotels, conference centres, and office locations.

Where is Lux Furniture Rentals located?

Lux Furniture Rentals is located at 238B Lesmill Road in Toronto, Ontario. Our warehouse is where our furniture collection is stored and prepared for delivery, and warehouse visits are available by appointment Monday through Friday from 10:00 a.m. to 3:00 p.m.

We provide home staging furniture rental throughout Toronto, the GTA, and surrounding regions across Southern Ontario. Visit our Service Areas page to see the communities we currently serve.

What types of projects can I rent furniture for?

Lux furniture is designed primarily for residential home staging, including vacant and occupied homes, condos, townhomes, and luxury properties being prepared for sale. Our collection can be used to furnish individual rooms or help create a cohesive look throughout an entire property.

We also provide furniture rentals for select business events, including fireside chats, panel talks, and stage presentations at hotels, conference centres, and office locations, as well as film and television productions.

What is included with my furniture rental?

Your rental includes the furniture pieces selected for your order for up to 30 days, along with professional delivery, placement, and pickup. Delivery and pickup are mandatory for most rental orders and are charged as a separate line item based on your property’s location. Our delivery team will place the furniture in the designated rooms, and our team will return to collect it at the end of your rental term.

How long can I rent furniture for?

All Lux furniture rental terms are for up to 30 days. Whether you keep the furniture for a few days or the full 30 days, the rental price remains the same. If you need to keep the furniture beyond your initial 30-day term, you can renew for additional 30-day terms, subject to the continued availability of your furniture. Your second 30-day term is 20% off, and your third 30-day term receives an additional 10% off.

Can I rent furniture for less than 30 days?

Yes. Our rental terms cover you for up to 30 days, but you don’t need to keep the furniture for the full 30-day period. If your property sells sooner and staging is no longer required, we can arrange pickup at any time. Please note that rental fees are not prorated or refunded for unused days.

Can I extend my rental if my property hasn't sold?

Yes. If your property hasn’t sold by the end of your initial rental term, you can extend your rental for additional 30-day periods. Your second 30-day term receives 20% off, and your third 30-day term receives an additional 10% off.

Is there a minimum order requirement?

There is no minimum order requirement for deliveries within the Greater Toronto Area. Minimum order requirements do apply to certain delivery areas outside of the GTA and vary depending on the delivery location’s distance from our warehouse. Where applicable, minimum order requirements are indicated for each city or town on our Service Areas pages. If you’re unsure whether a minimum applies to your property, contact us with your property location and we’ll be happy to confirm.

Can I visit Lux's warehouse to see the furniture in person?

Yes. Warehouse visits are available by appointment Monday through Friday between 10:00 a.m. and 3:00 p.m. Our warehouse is a working facility rather than a traditional showroom, so appointments are required. Click here to schedule a visit. If you’d like to see specific pieces, let us know when booking your visit and we’ll do our best to have them available for viewing.

Ordering & Availability

How do I place an order with Lux?

Ordering with Lux is simple, and most clients prefer to order completely online. Browse our collection, select the furniture you’d like to rent, and add your selections to your cart. Once you’ve entered your delivery and property information, review your order and submit it for processing. You won’t pay anything online at this stage. Once your order is received, a Lux associate will confirm your order details, send you a rental agreement and payment authorization form to complete, and coordinate your delivery.

If you prefer to order in person, we’re happy to help facilitate that for you. Simply book a warehouse appointment Monday–Friday, 10:00 a.m.–3:00 p.m., in advance of your desired delivery date.

How far in advance should I book my rental?

We recommend booking your delivery date as early as possible, particularly during busy periods when delivery capacity can fill up quickly. You can reserve a delivery date days, weeks, or even months in advance, and begin reserving your furniture up to 2 weeks before your scheduled delivery date. Our online system allows you to select available furniture based on current inventory availability.

We understand that timelines can change quickly in real estate and that sometimes you need furniture on short notice, so we do our very best to accommodate last-minute orders whenever delivery capacity allows.

How do I know what is or isn't in stock?

Lux’s website shows the real-time availability of our rental inventory, so you can see what’s actually available before you build your order. Unlike traditional furniture rental ordering systems where you may submit a wish list and only find out later that some of your selections aren’t available, Lux lets you select from inventory that is currently in stock.

If an item is currently out on rental, it will not be available to select. Because rental return dates can vary, we don’t reserve furniture based on an expected return date. An item that is currently out on rental should be considered unavailable until it has been returned and processed back into inventory.

What happens after I submit my order?

Once we receive your order, a Lux associate will review and confirm your order details with you. We’ll then send you a rental agreement and payment authorization form to complete. Once your paperwork is finalized, we’ll coordinate your delivery and provide the details you need for your scheduled delivery.

Can I change my order after I've submitted it?

Absolutely! Simply call or email us to add or remove any items from your order up until 48 hours before your scheduled delivery. At that point, your order must be finalized, your rental agreement signed, and payment completed so that our team can begin pulling, preparing, and packing your furniture in advance of delivery.

Delivery & Pickup

Where does Lux Furniture Rentals deliver?

Lux Furniture Rentals provides home staging furniture delivery throughout Toronto, the GTA, and surrounding regions across Southern Ontario. Our Service Areas include Toronto and surrounding regions such as York, Peel, Durham, Halton, Hamilton, Simcoe, Niagara, Dufferin, Grand River, Northumberland, and Cottage Country.

Visit our Service Areas page to see the cities and communities we currently serve, along with applicable delivery information and minimum order requirements.

How much does delivery cost?

Delivery and pickup are charged separately from your furniture rental and are based on your property’s location. Our delivery rates are flat rates rather than being calculated based on the size of your order. Visit our Service Areas page to find the delivery and pickup rate for your location and see whether a minimum order requirement applies.

Can I pick up my rental furniture myself?

We understand that many of our clients have trucks or other vehicles capable of transporting larger furniture pieces. However, to help protect both you and our furniture, it is our policy that all furniture rentals are delivered, placed, and picked up by our trained Lux crew. This ensures that our pieces are transported and handled with the care they require, while also helping to protect you from potential damage or liability during transportation and placement.

You are welcome to pick up or return certain smaller items yourself, including soft accessories such as pillows and rugs, as well as tabletop accessories like candleholders and decorative accents.

Does Lux set up the furniture when they deliver?

Yes. All Lux Furniture Rentals orders include white-glove delivery and pickup service. Our delivery team brings your rental pieces into the property and places them exactly where you direct them within the space. All protective plastic wrap is removed and disposed of before our team leaves. At the end of your rental term, our team returns to carefully remove the furniture and transport it back to our warehouse.

Am I responsible for booking an elevator for delivery or pickup?

Yes. If your property is in a building that requires elevator access, you are responsible for reserving the elevator for both delivery and pickup. The elevator must be formally booked for moving purposes, even if your order consists of only a few pieces. This allows the building to prepare the elevator and common areas with the required protective coverings and ensures that our crew can safely move your furniture into and out of the property.

If a moving elevator is not available, our crew cannot complete the delivery or pickup. Furniture cannot be carried up or down stairs in place of elevator service.

Please plan ahead when arranging your pickup. Your rental expiry date is provided when your rental begins, and we send reminder notices before the end of your term. If you plan to have your furniture picked up on or before the expiry date, you are responsible for ensuring that your building can accommodate the required elevator booking on that date. Elevator availability can vary by building and may require several days’ advance notice.

If your building cannot provide elevator access until after your rental expiry date, your furniture will need to remain in the property until the elevator is available and the applicable renewal charges will continue to apply. Lux cannot waive rental charges when a delayed pickup is the result of an unavailable or unreserved elevator.

Furniture & Staging

Can I rent furniture for an entire property or just individual rooms?

Both! You can rent just a single item, enough furniture for a full room, or furnish an entire property with a coordinated collection of Lux furniture. Whether you’re staging one room, a condo, townhome, or a large luxury property, you can build your rental around the specific needs of the project.

Can I purchase furniture that I've rented?

Yes, sometimes our rental furniture may be available for purchase.

Rental items can be sold if the same piece is still available from our supplier and we are able to replace it in our rental inventory in a timely manner. If a piece is no longer sold by our supplier, we are unable to replace it and therefore cannot sell our rental piece. If a piece is technically still available but currently backordered, we may take our rental piece back and order a new one for you rather than wait for the backordered item to arrive, as our rental inventory needs to remain in circulation year-round.

If you’re interested in purchasing a piece you’re currently renting, please contact us and we’ll be happy to check its availability and provide current pricing.

Do you sell furniture that is being retired from the rental collection?

Yes! From time to time, we offer select pieces from our rental collection for sale as they reach the end of their rental life. These pieces are offered through our Clearance section and can include furniture, accessories, and other items from our collection. Availability changes regularly, so visit our Clearance section to see what is currently available for purchase.

Are mattresses available for staging?

Yes. Mattresses are available for staging upon request and subject to availability. Our faux bed setups typically include two layers of box springs to simulate the finished height of a box spring and mattress. If you require soft mattresses for your project, please let us know when placing your order so we can confirm availability.

Can I rent furniture for personal use?

Yes. While Lux Furniture Rentals primarily serves the home staging industry, our furniture can also be rented for personal, temporary residential, event, and production use. This includes occupied homes being staged for sale, short-term executive rentals for clients who are relocating or working in the city for an extended period, as well as select business events and film and television productions.

Mattresses are not available for personal use rentals due to sanitation requirements, so clients using our beds must provide their own mattress.

Can I rent furniture if the property has pets present?

No. Pets are not permitted on the property for the duration of a Lux furniture rental. This policy applies regardless of whether pets are kept away from the rental furniture or are only present at the property for a brief period.

If you have pets, you can absolutely still rent from Lux — you will simply need to make arrangements for your pets to be off the property for the duration of your rental. If pets are present while Lux rental furniture is in place, a mandatory $100 pet cleaning fee applies to each upholstered item and rug. This fee covers the professional cleaning required to remove pet hair, dander, allergens, and other contaminants before the pieces can be rented to another client. The fee is a sanitation requirement and is not intended to imply that a client’s pets are unclean.

Clients are also responsible for any damage caused by pets, including scratches, tears, irreparable staining, or other damage that requires repair or replacement.

What happens if my furniture arrives damaged or has a defect?

If a rental item arrives damaged or has a defect, please let our delivery team know immediately so we can assess the issue. We ask that clients take a moment during delivery to inspect each item as it enters the property and bring any concerns to our team’s attention before the delivery is complete. This allows us to address any issues while our crew is still on site and establish the condition of the furniture at the time of delivery.

If an item is found to be defective or damaged prior to or during delivery, Lux will replace it with the same or a similar item at no additional cost, subject to availability.

Does Lux install artwork, mirrors, or other wall-mounted items?

No. While our delivery team will place and arrange furniture throughout your property, we do not install wall-mounted items such as artwork or mirrors. For safety and liability reasons, installation requires the appropriate hardware and wall support to be determined for each individual property. Clients are responsible for arranging installation of wall-mounted pieces.

Payments, Fees & Savings

Are the prices on your website per day, week, or month?

Our furniture rental prices are for a rental term of up to 30 days — they are not daily or weekly rates. Whether you keep the furniture for 3 days or the full 30-day rental term, the rental price is the same. If you need to keep the furniture beyond the initial 30-day term, additional 30-day renewal terms are available at discounted rates.

What forms of payment do you accept?

Lux Furniture Rentals accepts all major credit cards, including Visa, Mastercard, and American Express. Payment is processed after your order has been reviewed and confirmed by a Lux associate. Once your order is confirmed, we’ll send you a rental agreement and payment authorization form to complete before your scheduled delivery.

A 4% processing fee applies to all American Express transactions.

Can I return an item after it's been delivered?

Yes, you can return an item at the time of delivery if you decide it isn’t right for your project. If you ask our delivery team to take an item back before they leave the property, you will receive a refund for the returned item, less a 15% restocking fee.

Once our delivery crew has left the property, however, the return policy changes. If you contact us later — whether later that day, the following day, or afterward — because you’ve changed your mind about an item, the item is no longer eligible for a refund. We can arrange an additional one-way pickup to remove the item, but the applicable pickup fee will be charged and no refund will be issued for the returned item.

For this reason, we strongly recommend taking a moment to review your furniture selections with our delivery team while they are at the property and letting them know immediately if you’d like anything returned.

Can I get a refund if my property sells early?

No. Rental fees are not prorated or refunded if your property sells before the end of your 30-day rental term. Your payment provides you with up to 30 days of use, so whether you use the furniture for only 3 days or the full 30 days, the cost remains the same.

If your property sells before the end of your rental term, you are welcome to arrange an earlier pickup. However, the unused rental days are not refundable.

Are there any cleaning or damage fees I should be aware of?

Our rental prices cover the use of clean, well-maintained furniture, and we expect all rental pieces to be returned in the same condition in which they were delivered. Clients are responsible for the cost of restoring or replacing items that are damaged beyond normal wear and tear.

Cleaning fees of $100 per upholstered item and/or rug may apply if items are returned with excessive dirt, stains, pet hair, odours, or other conditions requiring professional cleaning after the rental period.

Damage fees apply to items that can be repaired and returned to rental condition. These fees are quoted on an individual basis according to the severity of the damage and complexity of the repair.

Replacement fees apply when an item is deemed to be damaged beyond repair. The replacement fee for each item is 10 times its regular rental rate.

All cleaning, damage, and replacement charges are assessed based on the condition of the items when they are picked up and upon their return to our warehouse.

Do you offer discounts or savings for professional stagers and industry partners?

Yes. Lux Furniture Rentals offers several ways for eligible clients to save on their furniture rentals. Our savings programs include loyalty savings for qualifying repeat clients, partner savings for eligible industry professionals and organizations, and referral savings when you introduce a new client to Lux.

Savings programs and eligibility requirements vary, so visit our Savings page for current details and to see which programs you may qualify for.
